West JoCo still moved more homes with fewer listings

Nationally, Realtor.com reported active listings topped 1.16 million homes for sale, growing 5.5% year over year. West JoCo went the other direction. The Real Estate Data Aggregator counted 734 homes for sale here in the three months ending August 31, 2026, down 8.7% from the same months of 2025. Sales still rose. That gap is the story.

Demand held up here better than the national backdrop suggested it would. The Real Estate Data Aggregator counted 1,363 homes sold, up 5.7% from a year before. At the same time, 1,275 new listings came to market, down 3.3%. Buyers had fewer choices and still kept buying.

CNBC reported the average 30-year fixed rate at 7.49% as of October 7, 2026. That is not a small number. Purchase mortgage applications declined 2% for the week, per CNBC. West JoCo buyers kept showing up anyway. That says something about how much people want to be here.

How each ZIP code performed

The market is not one thing across West JoCo. Some ZIPs moved fast with prices up. Others saw prices dip even as homes still sold. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending August 31, 2026.

A few things stand out. ZIP 66219 and 66217 each saw median prices rise 19.8%, per the Real Estate Data Aggregator. ZIP 66226 saw the steepest drop, down 12.7%. Those swings reflect what actually sold in a thin market, not a neighborhood turning a corner.

Speed: most homes went fast, but not all of them

The fastest ZIPs were 66215 and 66216. The Real Estate Data Aggregator put median days on market at 5 days in each. ZIP 66216 also had 74.5% of homes go under contract within two weeks of listing. That is a tight window for buyers.

ZIP 66227 sat at 34 days, the longest of any ZIP here. But that was 7 days shorter than the same three months of 2025, per the Real Estate Data Aggregator. Progress, not a problem. ZIP 66030 added 8 days year over year, the biggest slowdown in the group. That one is worth watching.

Who is selling above list price

Most ZIPs still saw homes close above list price on average. The Real Estate Data Aggregator put the sale to list ratio at 101.9% in 66216, 102.2% in 66219, and 101.8% in 66218. Those are not small margins. Sellers in those ZIPs had real leverage.

ZIP 66220 had the lowest share at 30%, and its sale to list ratio was 99.6%, per the Real Estate Data Aggregator. That means the average home there closed just under asking. Not a red flag, but pricing matters more there than in 66215 or 66216.

The national picture for context

Realtor.com reported that 20.8% of listings nationally saw a price cut in September 2026, the highest September share since 2018. West JoCo did not see that kind of softening across the board. Most ZIPs here still closed above list. That is a real difference.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several West JoCo ZIPs outpaced that. ZIP 66061 was up 14.4% and ZIP 66219 was up 19.8%, per the Real Estate Data Aggregator. A few ZIPs pulled back. The market here is not one number.

Realtor.com also noted national inventory is still 9.1% below pre-pandemic norms. West JoCo inventory fell 8.7% year over year. Those two numbers are close, but the sales growth here ran ahead of the national pace. More homes sold with less to choose from.

What this means for you

If you are a seller, most of West JoCo still rewarded good condition and right pricing. Homes in 66215 and 66216 went under contract in 5 days on average. That does not mean every home did. One street can read very differently from its ZIP code's overall numbers.

If you are a buyer, inventory is thin and rates are high. CNBC put the 30-year fixed rate at 7.49% as of October 7, 2026. That shapes what you can afford. The pending sales count of 1,204 across West JoCo tells you other buyers are still making moves.
