West JoCo still moved more homes even with fewer listings

By Josh Funnell
Real estate, West JoCo

Here is the one thing worth knowing right now: West JoCo sold more homes even though there were fewer to choose from. The Real Estate Data Aggregator counted 1,363 homes sold across West JoCo in the three months ending August 31, 2026. That is up 5.7% from the same three months in 2025. At the same time, homes for sale fell 8.7%, to 734. Buyers are still here. The shelf just got thinner.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September, up 5.5% year over year. West JoCo moved the opposite direction on inventory. Fewer choices here, more demand. That gap matters when you are pricing a home.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest September share since 2018. That tells you something: tight supply alone does not protect a home that is priced wrong. Preparation and price still do the work.

How each ZIP code read in the same period

The market did not move the same way in every part of West JoCo. Some ZIPs were blisteringly fast. Others took longer. Prices went up in most places and dipped in a few. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.

The fastest ZIPs and the slower ones

66215 and 66216 had a median of 5 days on market. 66219 was 4 days. Those three ZIPs also had more than half of homes sell above list price. That is a very different story from 66227, where the Real Estate Data Aggregator counted a median of 34 days and only 32.5% sold above list. Same general area, very different pace.

Prices: mostly up, a few dipped

Most ZIPs saw prices climb. 66219 and 66217 each rose 19.8% year over year, per the Real Estate Data Aggregator. 66061 was up 14.4%. Those are real moves. But 66226 dropped 12.7%, 66215 slipped 1.6%, and 66018 fell 4.3%. Tight supply did not automatically push prices up everywhere. The condition and price of the individual home still drove the result.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several West JoCo ZIPs beat that number by a wide margin. A few fell short. The national number is a backdrop, not a prediction for your street.

Mortgage costs are part of the story too. Fannie Mae, as reported by CNBC on October 14, 2026, forecasts a 30-year fixed rate of 7.5% through all of 2027. That shapes what buyers can afford and how many show up. It is worth knowing, even if you are not the one borrowing.

In short
  1. West JoCo sold 1,363 homes in the three months ending August 31, 2026, up 5.7%, while inventory fell 8.7%.
  2. Buyers are still active.
  3. But the fastest homes sold in days and the slower ones took weeks.
  4. Price and condition are doing the sorting, not the market alone.

One more thing worth saying plainly: these are ZIP code numbers. A single street, or even a single block, can read differently from the ZIP around it. The Real Estate Data Aggregator gives us the shape of the market. What your specific home is worth takes a closer look.
