One part of Eastern Jackson County is still moving a lot faster than the rest

CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. That is the number buyers are working with right now. In most of Eastern Jackson County, you can feel it. But one ZIP code is reading like rates never moved.

The Real Estate Data Aggregator counted 98 homes sold in ZIP 64063 in the three months ending August 31, 2026. That is up 30.7% from the same months in 2025. The median days on market was 5 days. Supply sat at 1.3 months. That is the tightest number in Eastern Jackson County by a wide margin.

ZIP 64063 covers a large part of Lee's Summit, including areas around Longview and toward Downtown Lee's Summit. Homes there are not just selling fast. They are selling above list. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.7%, and 41.8% of homes sold above asking price.

Nearly 7 in 10 homes in ZIP 64063 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 69.7%. No other ZIP in this market came close to that number.

How ZIP 64063 compares with the rest of Eastern Jackson County

The contrast is real. Most of Eastern Jackson County is sitting at 1.7 to 2.4 months of supply. A couple of ZIPs are higher. ZIP 64063 is at 1.3.

ZIP 64139 also shows 1.3 months of supply, but the Real Estate Data Aggregator counted only 7 homes sold there. That is a small sample. ZIP 64063 had 98 sales. That is a real pattern, not a thin slice of data.

What this means if you are buying in ZIP 64063

Five days is not a typo. If you are buying here, you need to be ready before you find the house. Pre-approval in hand, priorities clear, and someone who knows the area well enough to move fast. Competition is still showing up in this part of Lee's Summit even with rates where they are.

The National Association of Realtors reported that national existing-home sales fell 2.0% in August 2026, and the national months-of-supply figure sat at 4.9 months. ZIP 64063 is at 1.3 months. Those are very different markets.

What this means if you are selling in ZIP 64063

Fast does not mean careless. The Real Estate Data Aggregator showed the median sale price in ZIP 64063 up 15% year over year, to $345,000. That kind of move draws buyers who have done their homework. Pricing and prep still matter. A home that shows well and lands at the right number is the one that gets the offer in day one or two.

New listings in ZIP 64063 were up 5.2% year over year, per the Real Estate Data Aggregator. More homes are coming to market. That means the edge belongs to sellers who stand out, not just anyone who lists.

The rest of Eastern Jackson County is not standing still either

Most ZIPs here are still under 2.5 months of supply. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIPs in Eastern Jackson County beat that by a wide margin.

The Real Estate Data Aggregator counted 1,437 homes sold across Eastern Jackson County in the three months ending August 31, 2026. That is a lot of activity for a market where rates are above 7%. People are choosing to buy and sell here on purpose. Taxes are lower on the Missouri side, and you get more house for the money than you do in JoCo. That calculation still works for a lot of families.
