Lee's Summit still moved fast, even with more homes for sale

By Josh Funnell

The National Association of Realtors reported inventory climbed to 1.60 million homes nationally in September 2026. More choices for buyers is the story everywhere you look. But in ZIP 64063, one part of Lee's Summit, the Real Estate Data Aggregator tells a different story for the three months ending August 31, 2026. Well-priced homes there are still moving in days, not weeks.

The one number that matters most in 64063

Five days. That is the median time a home sat before going under contract in ZIP 64063, according to the Real Estate Data Aggregator. That is one day faster than the same stretch in 2025. More homes for sale did not slow things down here.

Sellers are still getting their price, and then some

The Real Estate Data Aggregator shows sellers in 64063 averaged 100.7% of their list price. That means the typical home sold for a little more than it was asking. Nearly 7 in 10 homes went under contract within two weeks of listing. That share slipped 4.7 points from 2025, so not every home snapped up instantly. But the ones priced right still did.

More homes for sale, but supply is still very tight

The Real Estate Data Aggregator counted 40 homes for sale in 64063 during this period, up 42.9% from a year before. That is the competition showing up. But 1.3 months of supply means buyers are still working through what is available very quickly. For context, a balanced market usually sits around six months of supply.

Prices and sales volume both climbed

The Real Estate Data Aggregator counted 98 homes sold in 64063, up 30.7% from the same three months in 2025. The median sale price came in at $345,000, up 15% year over year. Both of those moved in the same direction, which is not always the case when more inventory arrives.

What the national picture means here

The National Association of Realtors put existing-home sales at 3.99 million nationally in September 2026, with prices up 1.3% year over year. Zillow reported pending home sales were down 8.5% year over year nationally, according to CNBC. Fannie Mae, as reported by CNBC, forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. Those are real headwinds for buyers everywhere. In 64063, demand held up anyway. That does not mean every home sells fast. Price still does the work.

How 64063 compares with the other Lee's Summit ZIPs

ZIP 64063 had the fastest median time on market of any Lee's Summit ZIP and the tightest supply. The other ZIPs, 64064, 64081, 64082, and 64086, each tell their own story. Prices, speed, and competition vary from one part of Lee's Summit to the next. The city name alone does not tell you which market you are in.

One more thing worth knowing

These numbers cover a whole ZIP code. One street, one subdivision, or one price range can read very differently from the ZIP as a whole. The Real Estate Data Aggregator counted 1,437 homes sold across Eastern Jackson County in the three months ending August 31, 2026. That is a lot of individual sales, and each one had its own story.

In short
  1. In ZIP 64063, the Real Estate Data Aggregator shows 5 median days on market, 1.3 months of supply, and 100.7% of list price on average for the three months ending August 31, 2026. More homes are coming to market, but well-priced homes in this part of Lee's Summit are still moving fast.
  2. Your specific street may look different from the ZIP-wide numbers.
