Independence is splitting into two different markets
When someone says 'Independence,' they usually mean one market. The numbers from the three months ending August 31, 2026 say otherwise. The Real Estate Data Aggregator counted two very different price stories inside the same city limits, and knowing which one your home sits in changes everything about your next move.
The split, in plain numbers
ZIP 64057 is the part of Independence that runs east toward Lee's Summit Road. The Real Estate Data Aggregator put the median sale price there at $315,000 for the three months ending August 31, 2026. That is up 8.6% from the same months in 2025. That kind of move is well ahead of the national picture. The Federal Housing Finance Agency reported U.S. house prices were up just 2.6% year over year through July 2026.
ZIP 64055 tells a quieter story. The Real Estate Data Aggregator put the median sale price there at $250,000 for the same period. That is up 2%, which tracks almost exactly with the national number. Both parts of Independence are moving. They are just not moving at the same speed.
The $65,000 gap
Sixty-five thousand dollars separates the median sale price in 64057 from the median in 64055. That is not a small rounding error. It is the difference between two neighborhoods that share a city name and not much else at the closing table.
Part of that gap comes down to schools. Homes east of Lee's Summit Road can fall in Blue Springs or Fort Osage schools instead of the Independence School District. That school district difference alone can add roughly $15,000 to $20,000 in value compared with a similar home nearby in the Independence district. The city name on an address does not tell you which district you are in. The only way to know for sure is to check the address.
How fast are homes moving in each part?
Speed is different too. The Real Estate Data Aggregator counted a median of 18 days on market in 64057 for the three months ending August 31, 2026. That number held steady from a year before. In 64055, the median was 14 days, which was 4 days shorter than the same stretch in 2025.
| 64057 | 64055 | |
|---|---|---|
| Median sale price | $315,000 | $250,000 |
| Price change, year over year | up 8.6% | up 2% |
| Median days on market | 18 days | 14 days |
| Homes sold | 52 | 133 |
| Sold above list price | 44.2% | 39.9% |
| Months of supply | 1.7 | 2.0 |
What sellers are seeing
In 64057, the Real Estate Data Aggregator counted 52 homes sold in the three months ending August 31, 2026. That was up 30% from the same months in 2025. Nearly 44.2% of those homes sold above list price, up 11.7 points from a year before. Homes for sale there dropped 12.1%, so buyers had less to choose from. That combination pushed prices up.
In 64055, the Real Estate Data Aggregator counted 133 homes sold in the same period. That was down 14.2% from a year before. Still, 39.9% of homes sold above list price, up 5.7 points. More inventory, more sales volume, and prices moving at a steadier pace.
What this means if you are buying or selling
If you are selling in 64057, the data says buyers are competing. The Real Estate Data Aggregator found that 55.9% of homes there went under contract within two weeks of listing. Pricing it right still matters. Homes that sold above list price did so because they were priced to attract offers, not because sellers named any number they wanted.
If you are selling in 64055, the market is still moving. Fourteen days to a contract is not slow. But with 2 months of supply and more competition, the price has to fit what buyers are actually paying nearby. The 2% price gain is real, and it is honest.
If you are buying in Independence, the ZIP code is the first question to ask. The city name alone does not tell you the school district, the price range, or how fast you need to move. Those answers live at the street level.
- The Real Estate Data Aggregator counted a $65,000 gap between the median sale price in 64057 ($315,000) and 64055 ($250,000) for the three months ending August 31, 2026. Both are in Independence.
- Both are moving.
- The part of town, the school district, and the specific street shape the number more than the city name does.
- One ZIP code read very differently from the other, and one street can read differently from the whole ZIP code.
