Homes That Sold in Month 1 Got More of Their Price

The lesson
  1. Fast sales paid off. Homes that sold in month 1 got 100.6% of their first asking price, while homes that took four months got only 92.6%.
  2. Waiting costs real money. Most of the drop happened in the first four months on the market.
  3. The price you start at matters most. Homes that gave up without selling first asked $45,000 more than homes that sold.

I pulled every lived-in home sale in east JoCo from September 2025 through October 30, 2026. That is 5,329 homes that found a buyer, and 421 that came off the market and never sold. The numbers tell a clear story about what separates the homes that did well from the ones that did not.

How the three groups finished
Sold in month 1
Got 100.6% of their first asking price. The homes that priced right and moved fast.
Sold in month 2
Got 97.1% of their first asking price. One month of waiting already cost them.
Sold in month 4
Got 92.6% of their first asking price. Four months on the market and the gap kept growing.

What the fast sellers did differently

The 3,529 homes that sold within 30 days got 100.6% of what they first asked. The typical one sold in 9 days. That means the price they put on the sign was not just good enough, it was right. Buyers showed up, made offers, and in many cases pushed the price above the ask.

Look at week one. The 1,470 homes that sold in their first week got 101.4% of their first asking price. Week two was 101% of the first ask. By week three, that number dropped to 100%. By week four, it fell to 98.8%. The window where buyers compete hardest is short.

What happened when homes sat longer

Month two brought a real drop. Those 828 homes got 97.1% of their first asking price. Month three: 94%. Month four: 92.6%. The homes that took five or six months got 93.2%. The ones that took over six months got 95.9% of their first ask, but they sat for a typical 251 days to get there.

The pattern is not random. When a home sits, buyers start to wonder why. They come in lower. Sellers often drop their price to get attention back, and right now nearly half of the homes for sale in east JoCo have already done that. The typical price drop on homes for sale today is $30,000.

Every number is the share of the home's first asking price that the seller actually got at closing. Homes that sold in month 1 are at the top. The drop from month 1 to month 4 is 8 full percentage points.

Do this, not that

  • Do price at what the market supports on day one. Do not start high and plan to drop. Homes that sold in week 1 got 101.4% of their first asking price. Homes that took four months got 92.6%.
  • Do watch the first two weeks closely. Do not wait a month to decide if a price change is needed. By week three the over-ask advantage is already gone.
  • Do know that 47.4% of homes for sale right now have already dropped their price. Do not assume a cut will reset buyer interest the way a right price at launch does.
  • Do take the $45,000 gap seriously. Homes that gave up without selling first asked $45,000 more than homes that sold. That gap is where most pricing mistakes live.

The most common mistake, and what it cost

The most common mistake is starting too high. The homes that came off the market without selling first asked a typical $545,000. The homes that sold first asked a typical $500,000. That is a $45,000 difference on the starting number, and it made all the difference in whether a buyer showed up at all.

862 homes came off the market with no sale during this period. Of those, 329 came back and eventually sold. 421 never did. A home that misses its window does not just sell slower, it often does not sell at all.

What this means for you right now

If you are selling, the data points to one thing: your first price is your best chance. Homes that priced right sold in 9 days and got every dollar they asked, and then some. Homes that priced high spent months on the market and gave back thousands. The 30-year fixed mortgage averaged 7.24% as of October 29, 2026, according to Freddie Mac's Primary Mortgage Market Survey. At that rate, buyers are already stretching. A price that feels just a little too high is enough to make them move on.

If you are buying, the speed of month-one sales tells you something useful. When a home is priced right in east JoCo, it goes fast and it goes over ask. If a home has been sitting for six weeks or more, there is room to negotiate. Nearly half of the homes for sale right now have already cut their price, and the typical cut is $30,000. That is real money, and it is available if you know where to look.
