Eastern Jackson County still has more buyers than sellers

Real estate, Eastern Jackson County

The National Association of Realtors counted 1.60 million homes for sale across the whole country in September 2026. That sounds like a lot. But Eastern Jackson County is a different story. The Real Estate Data Aggregator counted just 974 homes for sale here in the three months ending August 31, 2026, against 1,501 pending sales. More buyers under contract than homes sitting on the shelf. That is still a tight setup.

That gap matters for both sides. Sellers: a well-priced home here still has real competition for it. Buyers: you still need to be ready when the right one shows up, because the good ones do not wait around.

New listings came in, but not enough to tip the balance

The Real Estate Data Aggregator counted 1,660 new listings across Eastern Jackson County in those same three months. That is more than the pending sales total. But homes for sale sitting on the shelf tells the real story: only 974. A lot of what came on went straight under contract. The market absorbed new supply fast.

Rates are not helping buyers, but buyers are still here

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported that Fannie Mae is forecasting the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. That is real pressure on monthly payments. And yet the pending sales count here stayed well above the homes-for-sale count. Buyers are working with what they have.

Prices are moving, but not the same everywhere

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Eastern Jackson County has its own story by ZIP code, and the range is wide.

The National Association of Realtors reported prices up 1.3% nationally in September 2026. Several ZIP codes here beat that. ZIP 64063 in Blue Springs was up 15% year over year, per the Real Estate Data Aggregator. ZIP 64057 in Independence was up 8.6%. Not every ZIP moved the same direction. ZIP 64014 in Blue Springs dipped 1.3%. ZIP 64075 near Oak Grove dipped 1.4%.

How fast are homes selling in your ZIP?

Speed varies a lot across Eastern Jackson County. The Real Estate Data Aggregator measured median days on market for the three months ending August 31, 2026.

ZIP 64063 in Blue Springs had a median of just 5 days on market, per the Real Estate Data Aggregator. That is a place where buyers need to be ready to move. ZIP 64136 in Independence sat at 31 days, but that ZIP had only 6 sales in the period, so read that number carefully.

What about homes that sold above asking price?

The Real Estate Data Aggregator tracked the share of homes that sold above list price in each ZIP. This tells you whether competition is pushing prices past what sellers asked.

Months of supply: the number that tells you who has the edge

Months of supply measures how long it would take to sell every home currently listed, at the pace homes are selling now. Below two months generally means sellers have the edge. Above four months generally shifts toward buyers. Most of Eastern Jackson County is still well below two months.

ZIP 64136 in Independence stands out at 7.2 months of supply, per the Real Estate Data Aggregator. But it had only 6 sales in the period, so that number can swing a lot with just a few more or fewer closings. Every other ZIP sits at 3.4 months or below.

A note on what the national numbers mean here

People on the Missouri side of the metro choose to be here on purpose. Taxes are cheaper and you get more house for the money. That is not a consolation prize. It is a real reason people pick Eastern Jackson County over JoCo. The national inventory number from the National Association of Realtors does not change that. What matters is what is happening in your specific ZIP code, and in some cases on your specific street.

In short
  1. The Real Estate Data Aggregator counted 1,501 pending sales and only 974 homes for sale in Eastern Jackson County in the three months ending August 31, 2026. That is still a seller-favored setup in most ZIP codes.
  2. Rates are higher, per Realtor.com and CNBC, but buyers are still active.
  3. A well-priced home in most of these ZIPs still moves.
  4. One street can read very differently from the whole ZIP, though, and that is where the detail matters.
