East JoCo is still moving fast even with more listings

Nationally, Redfin counted about 1.5 million home sellers in September against fewer than 930,000 buyers. That is sellers outnumbering buyers by 62.6%. East JoCo is not reading that way. The Real Estate Data Aggregator counted 1,439 homes sold here in the three months ending August 31, 2026, up 2.7% from the same months of 2025. At the same time, the number of homes for sale fell 6.2%. More listings came to market, and buyers absorbed them anyway.

Here is what that gap between new listings and active inventory tells you. Sellers brought 1,368 homes to market, and buyers moved through them fast enough that the total count of homes sitting for sale actually shrank. That is the opposite of what Redfin is describing nationally.

Speed still varies a lot by ZIP code

The area-wide numbers are real, but they cover a wide range. Some ZIP codes are moving in days. Others are taking weeks. That difference matters a lot depending on which side of a transaction you are on.

ZIP 66214 in Overland Park had a median of just 2 days on market, down 12 days from a year ago, according to the Real Estate Data Aggregator. ZIP 66203 in Shawnee sat at 3 days. On the other end, Stilwell (66085) came in at 28 days, and that was actually 5 days faster than a year before. The price range of a home and the specific ZIP code shape the experience more than any area-wide number.

Most homes are still selling above list price

Redfin reported that the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. Nationally, Redfin also noted that the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. East JoCo is moving differently on price. Most ZIP codes here are still seeing homes sell above list.

In ZIP 66203 in Shawnee, 62.8% of homes sold above list price. In ZIP 66213 in Overland Park, 62.7% did. That is roughly 6 in 10 homes in those areas going over asking. ZIP 66211 in Leawood was the clear outlier, with only 15% of homes selling above list, and the median sale price there fell 14.5% year over year, according to the Real Estate Data Aggregator. That is a small sample of 20 homes, so one or two unusual sales can move the numbers.

Where the market is tightest

Months of supply tells you how long it would take to sell every home currently listed if no new ones came on. Six months is considered balanced. East JoCo is nowhere near that.

ZIP 66213 in Overland Park and ZIP 66210 in Overland Park both sat at 0.6 months of supply. That is extremely tight. Even the loosest ZIP codes in this market, Stilwell and the 66206 part of Leawood at 2.3 months each, are well below what a balanced market looks like. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Many East JoCo ZIP codes are running well ahead of that pace.

What this means if you own a home here

More listings came to market across East JoCo, up 3.7% year over year per the Real Estate Data Aggregator. But buyers absorbed them. Inventory still fell. That means the added competition from new listings has not taken pressure off sellers in most of these ZIP codes. Pricing still matters, though. ZIP 66221 in Overland Park had 92 homes for sale and a median of 19 days on market, which is a different conversation than ZIP 66204 with 19 homes for sale and a 3-day median.

For buyers, the pace in most of these ZIP codes rewards preparation. In ZIP 66214 in Overland Park, 89.7% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. In ZIP 66206 in Leawood, 85% did. Knowing your number and having a clean offer ready is not optional in a market moving that fast.

In short
  1. East JoCo sold 1,439 homes in the three months ending August 31, 2026, up 2.7%, while the number of homes for sale fell 6.2%.
  2. New listings rose 3.7% and buyers absorbed them anyway.
  3. Most ZIP codes are still seeing homes sell in days and close above list.
  4. The slower pockets, like Stilwell at 28 days or ZIP 66221 in Overland Park at 19 days, are still well below what a balanced market looks like.
  5. One ZIP code can read very differently from the next, and one street can read differently from its ZIP code.
