East JoCo is still moving fast despite a tougher national market

Here is the number that matters most right now. Redfin reported on October 15, 2026 that the weekly average mortgage rate hit 7.4% on October 8, a three-year high. That is real pressure on budgets. But East JoCo did not slow down the way the national headlines suggest it should.

The Real Estate Data Aggregator counted 1,439 homes sold across East JoCo in the three months ending August 31, 2026. That is up 2.7% from the same three months in 2025. More homes sold here, not fewer, even as rates climbed.

Inventory falling while sales rise tells you something plain: buyers here are still competing for a shrinking pool of homes. That is the opposite of what Redfin described nationally on October 14, 2026, where sellers outnumbered buyers by 62.6% and buyer counts hit their lowest level since 2013.

What the national picture actually looks like

Redfin counted an estimated 1,510,784 sellers and only 928,892 buyers in the U.S. market in September. That gap is the most sellers since March 2020. Realtor.com reported in September 2026 that price cuts hit four-year highs nationally. The Federal Housing Finance Agency put U.S. home price growth at just 2.6% year over year through July 2026, and month-over-month growth at 0.3%.

East JoCo is not immune to rate pressure. But the data here does not match the national mood. Fewer homes sitting on the market, more homes selling than last year. That gap between the national story and the local one is worth knowing before you make a move.

Speed: most of East JoCo is still moving in days, not weeks

Most ZIP codes here are selling fast. A few are not. That split matters if you are pricing a home right now.

66214 in Overland Park had a median of 2 days on market, down 12 days from the same period last year. 66085 in Stilwell took 28 days, though that is actually 5 days shorter than last year. The slower ZIPs tend to carry higher price points where fewer buyers can stretch right now.

Above-list sales: most homes here are still getting more than asking

This is the clearest sign that demand is real in most of East JoCo. When buyers routinely pay above list, it means competition is still happening.

Where the story splits: entry-level vs. the higher end

The clearest divide in East JoCo right now is price. Homes in the lower and middle price ranges are moving in days and selling over list. Homes at the higher end are taking longer and giving buyers a little more ground.

Real Estate Data Aggregator. These two ZIPs sit at opposite ends of the East JoCo price range. The entry end is competitive and quick. The upper end is slower, and buyers there have more room to negotiate.

That does not mean the upper end is struggling. The Real Estate Data Aggregator shows 66221 sold 133 homes in the period, and the median price there held at $851,334, up 0.2% from last year. It is just a different kind of market than 66203 or 66204.

The one honest caveat about rates

Redfin reported on October 15, 2026 that the national median home-sale price rose only 0.5% year over year, the slowest growth since March. The national median asking price actually fell 0.3%, the first decline since March. That is the weight of 7.4% rates showing up in seller behavior.

East JoCo has not felt that the same way. But rates at this level do shrink the pool of buyers who can qualify. If you are pricing a home here right now, that matters. Not every ZIP code reads the same, and not every street inside a ZIP code reads the same as the ZIP code average.

In short
  1. East JoCo sold more homes in the three months ending August 31, 2026 than it did a year before, with fewer homes sitting on the market.
  2. Most ZIP codes here are still seeing homes sell in under a week and close above list price.
  3. The national story about sellers swamping buyers does not describe this market, at least not yet.
  4. The slower spots are at the higher price points, where 7.4% rates thin out the buyer pool the most.
  5. One ZIP code or one street can read very differently from the area around it, and the only way to know where your home sits is to look at what actually sold nearby.
